104a KENSINGTON ROAD BELFAST
We developed a new home, Office and Studio for my Artist wife Jane in the back garden of our existing property.
Despite tight planning restrictions we were able to obtain permission to develop whilst retaining the integrity of the existing house.
From the outset the intention was to build a super-insulated air-tight house and we selected an I beam timber frame as the best means of achieving this with all natural wood based components to the walls and hemp and lime render finish.
The house incorporates 4 solar panels with back-up from two sealed high performance wood burning stoves for winter use feeding underfloor heating and Rotex storage vessels
The house has been designated as a ‘Low carbon home’ and is therefore exempt for rates for two years.
All lighting is low energy with optimum day-lighting by way of argon filled doubled glazing and heat retaining glass and ventilation is via whole house Brookvent units achieving 83% heat recovery.
“Keith assures me that I gave him ‘Carte Blanche’ as regards design. Its not often that Architects get to play with their own lego !. I am delighted with the messy end of the house…my art studio.
The level of comfort is excellent and I love the large areas of glazing onto the courtyard and cosy wood-burning stoves in the Winter”
